About Pine Valley

A neighborhood with deep roots and a strong community spirit, nestled in the heart of Roswell, Georgia.

Our Community

Pine Valley is one of Roswell's most established residential neighborhoods, built in the early 1960s and developed through the 1980s. Our tree-lined streets and proximity to the Chattahoochee River corridor have made Pine Valley a beloved place to call home for generations of families.

Though our HOA is informal — built on neighborly trust rather than strict bylaws — we maintain a strong culture of mutual support, shared responsibility, and civic pride. From organizing community cleanups to watching out for each other's homes, Pine Valley neighbors show up.

Our neighborhood spans several streets and encompasses approximately 240 households, with easy access to Grimes Bridge Park, the Big Creek Greenway, and the growing amenities along Riverside Road.

60 Years of Pine Valley

1963

Neighborhood Founded

First homes completed; original plat filed with Fulton County. Pine Valley established as one of the first planned subdivisions in what would become the City of Roswell.

1972

Community Association Formed

Residents organize informal HOA. First annual neighborhood picnic held.

1985

Build-out Complete & Roswell Incorporation

Final phase of homes completed. Roswell incorporates as a city; Pine Valley becomes fully inside city limits.

1998

Grimes Bridge Park Opens

New park facility opens, adding greenway access and recreational amenities.

2012

50th Anniversary Celebration

Block party and retrospective held. Community archives assembled. Neighborhood newsletter launched.

2025

Pine Valley Today

Active community of ~240 homes navigating significant Roswell development projects while maintaining neighborhood character and strong community bonds.

🚨 Speed Signs Installed — Biggest 2025 Expense

Speeding has been a significant safety concern in Pine Valley. In 2025, the HOA invested in neighborhood improvement by installing speed signs on key streets. This was our largest single expenditure this year, funded from the Neighborhood Improvements budget. Thank you to all neighbors who raised this concern — your safety matters.
